How Modern Appraisal Firms Develop the Next Generation of Valuation Professionals

One of the most important challenges facing the real estate appraisal profession today is the development of the next generation of valuation professionals.

Across Canada and the United States, the number of practicing appraisers has been declining while the complexity of valuation assignments continues to increase. Industry organizations have identified the need for mentorship, training pathways, and opportunities for new professionals to enter the field and build experience.¹

For professional appraisal firms, this means investing time and resources into developing people from within.

At Jackson & Associates, we believe the best way to build a strong appraisal practice is by helping people learn the profession from the inside out.

Understanding the Structure of a Modern Appraisal Team

Many people assume that appraisal reports are produced by a single individual working independently. In reality, most professional firms operate as collaborative teams that combine multiple roles and areas of expertise.

A typical valuation assignment may involve:

  • Administrative coordination

Scheduling inspections, communicating with clients, and managing project timelines.

  • Research and data collection

Gathering market data, verifying comparable sales, and compiling property information.

  • Analytical support

Organizing data, assisting with market analysis, and preparing portions of appraisal reports.

  • Professional valuation analysis

Senior appraisers apply professional judgment, valuation methodology, and regulatory standards to develop the final opinion of value.

This team-based approach improves both efficiency and quality, allowing appraisers to focus more time on analysis while ensuring the underlying data is thoroughly researched and verified.

Developing Talent from Within

Many successful valuation professionals begin their careers in supporting roles where they gain exposure to the research and analytical side of the profession.

These early experiences often include:

  • learning how market data is collected and verified

  • understanding zoning, land use, and property characteristics

  • assisting with comparable sales analysis

  • observing how appraisal reports are structured and developed

Over time, this exposure builds the foundation needed to pursue professional accreditation through organizations such as the Appraisal Institute of Canada.

Developing these skills internally is an important part of maintaining strong professional standards within the industry.

A Recent Example from Our Team

A good example of this process is the recent transition of Aparna Vipin within our firm.

Aparna joined Jackson & Associates in 2021 in an administrative role supporting office operations and client service. Over time she developed a strong interest in the research and analytical aspects of real estate valuation.

Aparna Vipin. Appraiser Assistant/Analyst. Jackson & Associates Ltd.

With a Bachelor of Commerce degree and increasing familiarity with the appraisal process, she recently transitioned into the role of Appraiser Assistant / Analyst.

In this position, she now provides research and analytical support to our appraisal team across a range of assignments throughout Vancouver Island.

Her work includes:

  • market and property research

  • data collection and verification

  • analytical support for valuation assignments

  • assistance with report preparation

This type of transition reflects how many professionals begin building experience within the appraisal profession.

The Importance of Mentorship in the Appraisal Profession

Mentorship has always been a central component of the appraisal profession.

Unlike many industries where training can be entirely classroom based, valuation requires practical experience, judgment, and exposure to real-world assignments. Working alongside experienced appraisers allows developing professionals to see how market evidence is interpreted and how valuation conclusions are formed.

At Jackson & Associates, supporting that development has been part of our firm’s culture for more than 45 years of appraisal practice across Vancouver Island and coastal British Columbia.

Looking Ahead

As the real estate market continues to evolve and valuation assignments become more complex, the need for well-trained appraisal professionals will only increase.

Firms that invest in mentorship, training, and career development today are helping ensure that the profession remains strong and capable of meeting the needs of clients, lenders, governments, and property owners in the future.

Transitions like Aparna’s are a reminder that professional careers in appraisal often begin with curiosity and a willingness to learn.

For those interested in understanding how real estate valuation works or exploring what a career in appraisal might look like, opportunities to learn the profession from the inside out remain one of the most valuable pathways into the field.
